Since these technologies and social media platforms are at everyone’s fingertips, it becomes a question of if you need to use them to sell your home. Does Smell Help Your Home Sell?

Have you ever walked into someone’s home and had a scent surround you? Sometimes it’s a good scent like fresh out of the oven chocolate chip cookies, but other times it’s not so good. You may have been planning a movie night with friends, and burnt the popcorn. Or your friend is burning a candle that has a pungent smell.

Think of the Febreeze noseblind commercials. It is often hard for people to tell what their own home smells like because they become used to those smells. Another thing people don’t realize is what may smell great to you, could smell awful and off-putting to someone else.

When you are getting ready to or in the process of selling your home, you want to make the best first impression to the most amount of people. To do this you want to create a smell that is clean and not overabundant.Introducing 10 different smells to someone may cause them to get a headache, and wanting to leave your home without taking the time to really look around. Instead invest in one or two candles or Bath and Body Works wallflowers if you are worried about flames. Make sure these are the same scent, or scents that work well together. If you don’t know if they will work good together, ask a sales associate who may know more about each scent.

And remember to pick scents that are universal such as cotton or fresh linen. Another reason you don’t want too many smells in your home is that buyers may think you are trying to cover something up. If your home does have a strong odor or an odor that has sunk into your walls and/or carpets talk to your real estate agent about it. There are many ways that a scent can be minimized or even neutralized. If you are ever in doubt about the smells of your home ask your real estate agent, or an impartial person who doesn’t live in the home. Just remember to not take everything that is said by them, or even in showing feedback to heart. As said before a scent that you love, may not be everyone’s favorite.

Why You Should Never DIY Your Home Sale

You wouldn’t do your own taxes, perform open heart surgery, or fly a plane without any type of training and/or knowledge. You wouldn’t know what to fill out, where to cut, or how to land in case of an emergency. So why would you try and sell your home by yourself. Selling a home can bring up many questions.

Buying more after you’ve bought a home!?

You did it. You made the BIG move! You’ve gone from renting to owning your own home. Buying the home may not be the only thing you need to purchase once you move. Here is a list of a few things you may not have owned before because you were renting.

-Lawn Mower, Weed Trimmer, Snow Shovel, Snow Blower, etc…
Most of the time renters don’t have a need for these items because it is usually done by the leasing company or someone hired by the leasing company. It is now your responsibility to make sure that the yard is mowed and the sidewalk is clear of snow. Make sure you have these items on hand before you actually need them aka in the middle of a Wisconsin snow storm.

-Good set of tools and/or the name of a good handy-person
Apartments usually have a maintenance staff that is on call incase something goes wrong in your home. Now it is up to you to decide how and when it will be fixed. This freedom may work in your favor sometimes i.e. not having to fix a non-emergency item right away;  but maintenance staff usually know who is the best to call when it’s an emergency that needs fixing.

-Appliances
You may not be able to take the appliances in your apartment with you to your new home, and may not get them with your new home, so you may need to invest. Be sure you know what inclusions are supposed to come with your home, and make sure that all of them are still there when you do a walkthrough. If you know that you will need to buy new appliances, do your research before the move. You don’t want to live in your new home for a week without a refrigerator.

-Cleaning Supplies
You are probably saying to yourself, “I already have cleaning supplies, why would I go and buy more?” Apartments and rentals are usually not built with top quality items since there is a high turnover rate, and the leasing company is hoping there will be a long life expectancy of the unit. That being said you may have ordinary cleaners underneath your sink. Your new home may have flooring or countertops that are higher quality than what you are used to and may have to be cleaned a certain way. If you suspect that they need to be cleaned with certain products, do some research, or even ask your realtor to find out from the sellers what they have done to keep the home in great condition.

How to Prepare YOURSELF When Buying a Home

  • Do talk to a real estate agent aka me 🙂
    • You wouldn’t do surgery on yourself, or fly a plane without training or the help of an expert, so why would you buy a home without the help of an expert. Realtors know to look out for things, and what can be done in certain situations. They can save you time, stress, and sometimes your sanity when it comes to dealing with buying a home.
