Since these technologies and social media platforms are at everyone’s fingertips, it becomes a question of if you need to use them to sell your home. There are many different viewpoints about using social media, and if it could help or hurt your home selling process.

Does Smell Help Your Home Sell?

Have you ever walked into someone’s home and had a scent surround you? Sometimes it’s a good scent like fresh out of the oven chocolate chip cookies, but other times it’s not so good. You may have been planning a movie night with friends, and burnt the popcorn. Or your friend is burning a candle that has a pungent smell.

Think of the Febreeze noseblind commercials. It is often hard for people to tell what their own home smells like because they become used to those smells. Another thing people don’t realize is what may smell great to you, could smell awful and off-putting to someone else.

When you are getting ready to or in the process of selling your home, you want to make the best first impression to the most amount of people. To do this you want to create a smell that is clean and not overabundant.Introducing 10 different smells to someone may cause them to get a headache, and wanting to leave your home without taking the time to really look around. Instead invest in one or two candles or Bath and Body Works wallflowers if you are worried about flames. Make sure these are the same scent, or scents that work well together. If you don’t know if they will work good together, ask a sales associate who may know more about each scent.

And remember to pick scents that are universal such as cotton or fresh linen. Another reason you don’t want too many smells in your home is that buyers may think you are trying to cover something up. If your home does have a strong odor or an odor that has sunk into your walls and/or carpets talk to your real estate agent about it. There are many ways that a scent can be minimized or even neutralized. If you are ever in doubt about the smells of your home ask your real estate agent, or an impartial person who doesn’t live in the home. Just remember to not take everything that is said by them, or even in showing feedback to heart. As said before a scent that you love, may not be everyone’s favorite.

You wouldn’t do your own taxes, perform open heart surgery, or fly a plane without any type of training and/or knowledge. You wouldn’t know what to fill out, where to cut, or how to land in case of an emergency. So why would you try and sell your home by yourself. Selling a home can bring up many questions.

Common Questions Part 3

Why are there so many pages that need to be filled out? Is it all really necessary?
-One thing that seems to be quickly forgotten when it comes to a real estate transaction is that it is also a legal transaction. All the forms that your agent is filling out and you are signing are all legal documents. In Wisconsin these documents are reviewed by the state every few years to see if any changes need to be made. As a realtor we want you to be completely informed when it comes to purchasing or selling a home, which is why we go over the information in the forms. All of this information is used to protect not only you in the transaction, but the realtor as well. Make sure you pay attention when your realtor is going over the information, so you know what is expected of you during the transaction.

How to Stay Safe While Selling Your Home

Here is a quick list of things you can do to protect yourself and your home while it is on the market:

  • Lock up valuables!
    • Your great grandma’s ring could very easily be swiped if in plain sight and not locked away. Anything of value to you should be locked away out of sight, or even better taken with you when there is an open house or showing.
  • Lock up your prescriptions!
    • Unfortunately you can’t trust everyone who is going to come through your home. Again lock them up out of sight, or if possible take them with you.
  • Put away personal information.
    • People are nosey by nature. If your bank statements, credit card bills, or anything with your personal information on it is sitting out chances are someone is going to look at it.
  • Remove calendars and weekly schedules.
    • Once again everyone you meet is not always truthful about their intentions. Don’t advertise to people coming though your home that you plan on going on a week long trip next week. Advertisements like this make your home a prime opportunity for thieves. Also keep your children safe by not advertising their name, or school/activities they attend.
  • Trust your gut.
    • The chances of someone randomly knocking on your door and wanting to see your home without a real estate agent are slim, unless you are selling it by yourself. Not to say it never happens, but if it does tell them that it isn’t a good time and give them the name and number of your agent to contact.

There are many precautions and checks to keep your home safe while it is on the market. But know that all of those can’t fall on your agent. Take the initiative, trust your instincts, and keep you, your family, and your home safe while it is for sale.

What to do in a pinch

When your home is on the market, you will hopefully know when pictures will be taken or  when people will being coming and touring it. The key word in that sentence is HOPEFULLY. The world of real estate is often unpredictable. That big sign in your yard that tells people your home is for sale, also opens you up to the uncertainty as well. You can’t pinpoint exactly when a potential buyer is going to want to see your home. And if you are serious about selling your home you aren’t going to want to turn down any potential buyers. Your home isn’t always going to be picture perfect ready for showings, but there are a few things you can do if you are stuck in a pinch.
